Reservation Policy

Bookings are subject to availability and are only confirmed upon receipt of the required deposit or full payment, as specified during the booking process.

Rates

Rates are quoted in USD and KES and are subject to change without notice. Rates do not include discretionary local tourism levies or taxes unless explicitly stated.

Payment Methods

We accept secure online payments via PesaPal: Credit/Debit Card (Visa, Mastercard, Amex), M-Pesa, and direct bank settlement. Final transactions settle in Kenya Shillings (KES).

Airport & SGR Transfers

Ukunda Airstrip (UKA): Complimentary private chauffeur transfer is included for direct bookings of four (4) or more nights. For stays under 4 nights, Ukunda transfers are KES 2,000 one-way.

Moi International Airport Mombasa (MBA) & SGR Terminus: Paid private executive chauffeur transfer via the Dongo Kundu Highway Bypass is available at KES 8,000 for up to 3 guests and KES 15,000 for up to 6 guests one-way.

Occupancy Limits

Maximum occupancy is strictly enforced to protect property standards and comply with gated community security protocols:

• The Sandcastle Apartment: Strictly maximum 2 adults (1 Swahili King bed). Ideal for couples or solo travelers.
• The Coastal Estate: Strictly maximum 8 adults across 4 King bedrooms (3 en-suite in the main villa + 1 en-suite in the garden cottage).
• The Whole Estate (Compound Buyout): Strictly maximum 10 adults across 5 King bedrooms.

Parties exceeding confirmed guest counts without prior written management authorization will be turned away or assessed supplemental unauthorized guest fees.

Check-in & Check-out

Check-in is from 2:00 PM and check-out is by 10:00 AM. Early check-ins or late check-outs must be pre-arranged and may incur additional charges.

Noise & Community Conduct

Because our properties are located within a secure, serene gated community, excessive noise, loud parties, or disruptive behavior are strictly prohibited. Quiet hours are observed from 11:00 PM to 7:00 AM.

Safety & Amenities

Children must be supervised by an adult at all times around the swimming pools and sauna.

Guest Liability

Guests are responsible for any damage caused to the property, furniture, original artwork, or equipment during their stay. We reserve the right to charge the guest's card on file or retain a security deposit for any necessary repairs or replacements.

Limitation of Liability

While we take every precaution to ensure a secure environment (including 24/7 security and backup solar power), Diani Ocean View Residences is not liable for:

• Loss, theft, or damage of guest belongings.
• Injuries, accidents, or illnesses sustained on the property.
• Unforeseen "Acts of God" or force majeure events.
